Australian Property & Building Inspections Sydney

Unfortunately they failed to identify waterproofing defects in the main bathroom, ensuite and laundry. Missing tiles, leaking shower frames and waterstops at heights non-compliant with the Australian Standard. The report was quite basic and not a lot of effort was put into it. The inspector didn't bother summarizing the report in the 'Report Summary' section, so you have to search through the document to find any defects they found. Unfortunately the only thing they managed to find was building dust in the sliding door tracks. That's what my $440 got me.

The report had roughly two sentences of comments in the entire 22 page report from the inspector (Manuel) with 21 photos. Most of the report was their T&C stating their exclusions. The inspector is yet to reply to my follow-up email from a week ago.

I cannot recommend anyone to get one of these reports. They are not looking for anything an untrained eye cannot see.

Gave them the address for a Building inspector of a 3 bed house and 3 bed granny flat. Quote came back for 6 bedroom inspection. I accepted the quote.
Once the inspector got to site they called asking for double the fees to complete the inspect the granny flat. Had to cancel the inspection. Massive waste of time and I’m in a cooling off period for purchasing the property.

Arranged for APBI inspection as a separate independent inspection of a property. Service was prompt, price was clearly stated from the start and the inspector was easily contactable for clarifications. Also provided with a detailed report of the place with pictures, which was very helpful.

APBI have been amazing during our new house build inspections. They were prompt to book inspections in, usually taking them less than 24 hours from when I first reached out. The reports are in an easy to read format, with photos for reference. Inspectors are happy to answer any questions we had regarding what the have found. Would recommend them to all family & friends.

Engaged APBI to perform a dilapidation report upstairs prior to having renovations, however I had to pay for a second report (with a diff provider) as the APBI report could not be used for the council approval, despite APBIs website suggesting it could.

Not only did we have to pay twice, but the second report identified there were quality issues with the APBI report, as 5 defects were picked up which APBI had missed.

APBI have not responded to my concerns or request for a refund and so I had to raise a Fair Trading compaint. Safe to say, would never use again

I used APBI for my pre-purchase building & pest inspection, they are responsive, price is reasonable. Hendrick the inspector is very professional and responsible, very nice and chatted with us after the inspection, report is detailed, highly recommend them.

They missed pretty obvious things such as a broken window. Failed to reply to an email in which I raised that issue. I am yet to move into the property.lets see what else they missed.

APBI got back to me with a reasonable quote fairly quickly. They were also able to arrange and re-arrange inspection with very short notice. The inspector for my property, Glynn, was detailed-orientated and professional, and the report came in within 1 business day. Would definitely recommend APBI to my family and friends in the future.

Building inspection was carried out too quickly. We felt they failed to identify key problems, such as both showers leaking, the main toilet leaks, the ensuite toilet doesn't flush properly. It's as if we paid for an inspection that's meant to identify potential costly problems, but only one or two things were identified. Very disappointing.

We had Glyn come out and do a building and pest inspection report and he did an excellent and thorough job. He identified major to even the most minor defects and provided a comprehensive report and was available to answer some additional questions that I had. As a result we were able to get the issues resolved by the seller before we moved into our new home. A really great experience and I would not hesitate to use APBI again in future. Thanks Glyn.

The inspection was in detail and many issues were unearthed by the inspector. We could easily submit the report to NCAT.

After getting frustrated with another inspection group, I called apbi and hoping I can get some help/support. It was the wisest decision I have ever made. I sourced this building inspector after a friend built the same home and had a number of serious issues with the build. When initially speaking with them, they provided good pricing and were easy to communicate with.

I arranged for a four site inspection for a new build. The building inspector was thorough and brought to my attention a number of issues that could have cause problems if not located. I recommended Apbi to a friend as well and she had nothing but, praise for them. I would highly recommend them!
